Contract Arrangements
Typically, the CWCC (Curtain Wall & Cladding Consultant) should be selected, appointed, engaged and paid by the owner's side. He is the agent of the owner and his services may at times be to contrary to the interests of the contractor.
In practice however, testing is usually included in the contractor's scope because this simplifies payment for additional testing.
When the CWCC has not been included in the owners budget for Design and Project Management, the fees can be included as a lump sum in the general provisions area of the Construction Contract. The CWCC has his agreement with the main consultant (or project manager or owner) and the main contractor is issued instructions on a monthly basis for payment of monthly invoices from the lump sum (without retention).
